Creating Abu Dhabi's Masterpiece
Yas Island, Abu Dhabi is a master development with mixed residential, sports, and leisure projects. As the Project Management Consultant for Yas Island, KBR has played an integral part in the development of Yas Island since 2006 delivering a unique international tourist destination in addition to a sustainable resident community.
The Yas Island development is led by Aldar Properties, the largest property development, investment, and management company in Abu Dhabi and the original master developer of the project. Currently, one of three phases of the project has been completed which includes seven hotels, a golf course, multiple marinas, and an F1 race track where the first Etihad Airways Formula One Abu Dhabi Grand Prix was held in November 2009.
Phase two of the development entails the completion of the leisure and retail sectors of Yas Island which will attract more tourists and residents. Phase three has yet to be defined in detail.
Marina Hotel Yas Island
As the Project Management Consultant, KBR is currently undertaking two major projects including for Miral Asset Management, LLC. KBR's project managers, project controls, and contracts team members have assisted with concept design, procurement strategies, schedules, and budgets – all key components used to shape decisions and secure approval, prior to managing construction.
The project scope of work for KBR's team is to program manage the whole development and to project manage the delivery of the site-wide infrastructure and public realm to Miral.
The West Yas Team consists of 24 dedicated staff, four major contractors, and seven consultants working collaboratively – demonstrating One KBR with the common goal of delivering the project safely and on time. The team oversees contractors delivering projects involving infrastructure, non-residential, residential, and landscaping contracts. This large scale project will deliver over one thousand four and five bedroom two-story residential villas, and the full scope involves all the infrastructure, utilities, marine works, and landscaping to support what will be a vibrant, modern community.
West Yas Island
"For many of us, our careers have focused in the physical delivery stage of the project. Now we are working further upstream in the project life cycle to assist client evaluations and choices on how to proceed," says KBR's Paul Cartledge, PMC Team Leader for West Yas Residential Development.
Other facilities include a mosque built for 2,000 worshippers, two schools, retail center, sports facilities, a petrol station, and extensive landscaping and greenery in the open public spaces. The development will be characterized by low rise buildings with a public realm facing a mangrove marine park.

The KBR West Yas team has recently achieved 100,000 man hours and the entire project has accumulated 12 million man hours including all contractors. Going forward, KBR will be employing a wider range of project management skills and using its knowledge gained to assist in the next stage of delivery.
